Charles County Has Strongest Southern Maryland Real Estate Market

WALDORF, Md. -- Charles County has the strongest real estate market in Southern Maryland according to real estate expert Mark Frisco with Century 21 New Millennium.

February saw 23.6% fewer houses on the market compared to January. There were 230 new listings, a drop of 29% from February of last year.

New pending listings stood at 242, a 14.5% drop from January and down 21.2% from this time last year.

The county saw 204 closed sales in February. That's down 4.7% from January but a healthy 12.1% more than February of last year.

The median sold price for February was $386,700. That's a 5.3% jump from January and 15.2% more than the median sold price in February of 2020. "That's pretty amazing," Frisco said. "You can see those values really starting to rise in Charles County."

There were just 156 active listings. Frisco said there is only about 3 weeks worth of inventory on the market.

The average number of days on market was an astonishing 12 days. That's 6 days faster than January's 18-day average and 5 times faster than last February's average of 67 days.

The average sold to original list price ratio is 101.7% for February. "This is the shocker," Frisco said.
