Charles County Housing Market January 2021

CHARLES COUNTY, Md. - Local real estate expert Mark Frisco from the Mark Frisco Team at Century 21 New Millennium said the Charles County Real Estate Market remained strong in January. New listings were up  14.9% from December to 301. However, that was down 5.6% from the 319 new listings in January of last year.

Frisco said that's a key indicator that the available inventory of houses is going down.
New pending sales were up 18.4% over December to 283 and up 7.6% from January of last year. 

"Here's another interesting trend," Frisco said. "Less homes went on the market compared to last year and more of them went under contract. We are still headed in the trajectory of a great real estate market."

Closed sales dipped a whopping 38.7% from December to 214. However, they were still up 18.9% from January of last year.

The median sold price in Charles County is $350,000. That's a 4.1% drop in price from December but still up 20.7% over January of last year. Frisco called the price jump, "Pretty amazing."

There were 214 closed sales in January, a 38.7% drop from December but still up 18.9% from January of last year.  There were 180 active listings, meaning there is less than one month's worth of inventory on market.

The average number of days on market sits at 18 and an average ratio of selling price to list price sits at 101.5%.
